Property guardianship is an arrangement where vetted individuals live in a vacant building under a non-exclusive occupancy licence, protecting it from break-ins, squatting and deterioration for the duration of the vacancy. It is not a standard tenancy: the owner retains full access and can recover the property on notice.
There is no cost to the property owner. Our fee is paid by the guardians through a below-market licence fee, not charged against your property or its eventual sale or recovery value.
In most cases, we can have a vetted guardian in residence within 24 to 48 hours of instruction, once a site visit and condition report have been completed.
You retain full access throughout the arrangement. When you're ready to recover the property, 31 days' written notice returns vacant possession to you.
